STR Global: Asia/Pacific results for October

  The region’s occupancy ended the month with a 3.1-percent increase to 72.5 percent; its average daily rate dropped 3.7 percent to US$126.51; and its revenue per available room was down 0.7 percent to US$91.69.

  Hotels in the Asia Pacific region experienced mixed results in the three key performance metrics during October 2013 when reported in U.S. dollars, according to data compiled by STR Global.

  The region’s occupancy ended the month with a 3.1-percent increase to 72.5 percent; its average daily rate dropped 3.7 percent to US$126.51; and its revenue per available room was down 0.7 percent to US$91.69.

  While Asia overall has experienced a 3.8-percent decline in RevPAR, southeast Asia has outperformed all other regions on the continent with its 4.8-percent RevPAR increase.

  Thailand, and Bangkok in particular, is among the star performers in the region, according to Elizabeth Winkle, STR Global’s managing director.

  Bangkok’s year-to-date demand growth of 12 percent has offset its 3.8-percent supply growth.

  “In most situations, a 3.8-percent growth in supply is significant enough to cause problems for most markets”, Winkle said. “However, Bangkok has been resilient to the additional supply and has made a strong comeback from the riots, protests and floods that it has endured in previous years”.

  Bangkok’s ADR on a 12-month rolling basis reached BHT3143 in October—approximately 400 Thai Baht from its peak in November 2008. ADR reached its lowest point of BHT2829 in March 2011.

  Highlights from key market performers for October 2013 in local currency (year-over-year comparisons):

  Hanoi, Vietnam, reported the only double-digit occupancy increase, rising 11.7 percent to 77.9 percent.

  Manila, Philippines, fell 3.7 percent in occupancy to 70.5 percent, posting the largest decrease in that metric. Delhi, India, followed with a 3.3-percent occupancy decrease to 64.7 percent.

  Bali, India (+27.9 percent to IDR1,719,023.80) was the only market that experienced ADR increases of more than 15 percent.

  Delhi fell 8.1 percent in ADR to INR7,845.68, posting the largest decrease in that metric.

  Five markets experienced double-digit RevPAR growth: Bali (+25.2 percent to IDR1,211,399.84); Sydney, Australia (+15.2 percent to AUD186.78); Hanoi (+13.1 percent to VND1,925,583.04); Bangkok, Thailand (+12.7 percent to THB2,323.25); and Jakarta, Indonesia (+10.8 percent to IDR849,510.39).
